Good service but high fees and rates. We were forced to go with this mortgage company when they bought out our original company.
The application process was through a mortgage broker who handled all communication with the lender. The rates were great however there is no online access to my mortgage which was disappointing.

Rate is good. Haven't had much contact with them as we haven't had any issues. We used a mortgage broker.
We have had 3 rate increases since getting mortgage with home trust. The company did not inform in advance of the increase. Luckily we had the money in the bank to cover it. The best was when I called the company on Thursday to ask about an increase as I knew the rate had gone up. No increase until March 1 I was told. Guess what! My payment for today, Feb 3 had increased. What happened since Thursday? Also, no access online which is archaic. As soon as my term is up I am gone. I would rather pay a bit more than live in limbo about possible payment increases.
