Nightmare

In February I contacted Tangerine for a mortgage (5 years fixed rate). I told them we were having the house on July 4th. With the manager, we decided that we would start our payment on July 19. There were a few documents that I had to send more than an ounce (I think he was too lazy to check his older e-mails to find them). On May 21, we realized that our rate increased. When we ask him why he told us it was because we were past the 120 days where they can guarantee the rate. We did not understand what he was saying since he never talk about this to us ( I mean ... he knew we were getting the house only on July 4!). He was talking to us as if we were supposed to know about this! Either I have to call the sellers of the house to check if we can have the house sooner (which is impossible), or we will have a higher mortgage rate because he did not do his buy telling us in the beginning that to keep the initial mortgage rate, we need to buy the house inside 120 days. I spoke to another person who bought a house and is not with Tangerine, and everyone tells me that usually, banks don't care if it takes a little bit longer than 120 days and they don't change the mortgage rate. Tangerine doesn't care about the clients. Please, avoid this bank!

We had the same problem as the others who gave low ratings.
We were actually renewing our mortgage and decided to move to Tangerine because of their low rate.
We began the mortgage process in February, and there was never any indication that there were any problems. The only issue was a very slow response to any questions or inquiries. We've submitted all the necessary documents and were told that everything was fine. However, with only 2 weeks left of the closing date (in July), we were told that Tangerine cannot give us the mortgage.
We had to go back to our original bank who responded within an hour and were able to renew.
I guess the old adage you get what you pay for certainly applied here.

Has Tangerine ruined ING?

From my experience, most definitely. I had a mortgage with ING. From initially securing that mortgage to bi-weekly payments, changing terms over the amortization and everything in between, it was a dream. I gave it excellent reviews, all the way through to final payment and discharge. Fast forward to today... with Tangerine. It has been harrowing, an absolute nightmare. From an unresponsive mortgage manager to repeated miscommunication between underwriting and mortgage managers, and misinformation, I actually lost the house thanks to Tangerine's poor processes. From reviews I have seen here, I think issues go beyond the frontline staff to the organization and it's the way of doing business. I strongly suggest you skip it. Other organizations offer similar great rates and repayment terms.

You do get what you pay for, Tangerine was the lowest advertised rate when I looked around and since I had been banking with them for many years I decided to go with them. The initial application went smoothly, but everything else after that was a nightmare. The so-called "mortgage manager" was unresponsive to emails or phone calls. If you miss one of her calls you will never get her back on the phone when you try to call. She has none of the answers to any of the questions and her only response is " I have to ask the underwriter". Tangerine can randomly throw in additional conditions to their commitment even after all the paperwork has been signed. The mortgage manager just randomly forwards the underwriters' emails to you without even reading them and has no clue where you are in the application even though she's supposed to help you through this process. Countless phone calls and emails not responded to caused me a lot of unnecessary grief and anxiety, especially with them throwing me curve balls less than ten days to closing. I was ready to go with another bank.

Mortgage application

It was a total nightmare dealing with the Tangerine mortgage department. I had my first mortgage back in 2011 with them and have been banking with them since it was ING Direct. But in January 2019, applying for a new mortgage was a disaster. The mortgage advisor was unreachable at critical times during the buying process. No returned emails or phone calls. Numerous requests for papers and documents... The process took months and I almost lost the house we made an offer on. We turned around at the last minute and got approved and got all the documents needed with another bank in just a few days. What a nightmare... please stay away. It is an online bank. It is good when everything is going well but it can be a totally different story when you need to see or speak to someone...

Unresponsive and Impersonal

The application process was pretty straight forward, however, the frustration is in trying to get my questions answered in a timely manner. Impossible to get my mortgage adviser to contact me over the phone or even reach him. They never answer their phone or return calls. So I communicate via email which is fine if they could at least respond. Due to the volume, they state their response can take up to 3 business days. However, it is well past the 3-day mark and still hasn't received a response to any of the questions. Tangerine needs to improve this process and provide a more personable experience with customers and be more responsive.

I had banked with Tangerine for several years, and decided to use them as a mortgage broker. The intake went relatively well, but everything subsequent to that has been frustrating to difficult to deceitful. They sent my co-signers on a wild goose chase - driving several hours into Calgary to bring IDs and income statements to a local branch, only to be turned away by a a clerk who had no idea what they were there for, or what to do with their materials. When I eventually sold my condo, and wanted to discharge the mortgage, the woman in charge of my portfolio refused to call me back even after I left several messages over eight days. Then I ended up speaking to a rank and file front-line agent, who misquoted my discharge fee by half. I only found out that the fee was 200% of what he'd told me when the lawyers sent through the final paperwork. Avoid Tangerine at all costs.

The whole application process was very easy to understand. The agent on the phone was amazing and very helpful to us as first time home buyers. Rates at the time were very competitive and I think we got a good deal. Since then we have renewed one more time with them.
